We offer loans up to $20,000,000 on these and other programs: Example: Apartments and Assisted Living - 10% Down! Up to 90% CLTV with seller
carrying second. 3 programs available:
1. Conventional Loan - Loan amounts $500,000 to $3,000,000. Higher loan
amounts available, call for pricing. 20% down. 80% loan for 15 years.
Fixed rates currently between 6.25% and 8%depending on the building. VERY
VERY LOW FEES that range from 0.5 to 2 points depending on loan amount
(the higher the loan the lower the points).
2. Conventional Loan with Seller Second -Loan amounts $500,000 to
$3,000,000. Higher loan amounts available, call for pricing. 15% down. 15%
seller held second mortgage. 70% loan for 15 years. Fixed rates currently
between 7.25% and 9% depending on the building. VERY VERY LOW FEES that
range from 0.5 to 2 points depending on loan amount (the higher the loan,
the lower the points).
3. 10% Down Starter Loan Program -Loan amounts $100,000 to $3,000,000.
Higher loans available, call for exceptions. 10% down. 20-25% seller held
second mortgage. 65-70% loan for 15 years. Fixed or adjustable rates
available. Rates in the 7.5% to 11% range depending on credit score and
loan amount. Fees in the 3-4 point range.
This loan is designed for the buyer who recognizes an excellent
opportunity, but does not have the resources to put 15 or 20% down. This
loan is used to purchase the building, and once more equity is
established, it can be refinanced to lower rates. The benefit is you will
own the property and be able to collect the rents immediately, thus
establishing a positive cash flow.
Churches - Long term 15 year fixed rates up to 70% of appraised value with
NO personal guarantees. 100% Financing for Church Schools. Construction of
churches okay, call for loan limits. Church Day care centers also.
Equipment, Furnishings and fixture financing available.
Condos - Loan amounts $150,000 and up. 60 - 80% loans. Loan amounts under
$800,000 can have seller carrying second mortgage to 90%. Rates, loan to
value amounts, and terms depend on size of project and financial strength
of borrower. Must call to discuss project for pricing.
Hotels and Motels - Loan amounts $150,000 and up. Flags ONLY up to 75%
LTV, all others considered on a case by case basis.
Office Buildings, Industrial, and Mobile Home Parks - Loan amounts
$150,000 and up. Loans from 70 - 85% value depending on property and
strength of borrower. Loans under $800,000 may carry seller second up to
90%.
Raw Land and Residential Lots- $500,000 Minimum Loan
We are one of the few companies in the country that can obtain
financing for raw land and residential lot purchases or refinances. Cash
out refinances on raw land also available. Loan amounts from $500,000 -
$5,000,000. Larger loans available on a case by case basis. Loans up to
60% of land value. Seller carried second up to 80% value allowed.
Retail - Anchored Retail up to 80% LTV, unanchored retail 75% LTV. Loan
amounts from $500,000 and up. Extremely competitive rates with low fees.
